The Bottom Line – This week in the Carmel Valley real estate market we have seen the same steady pace of home sales that we have seen all year. 25 Carmel Valley homes have gone into escrow or closed over the last week. The average list price has remained consistent over the year proving that the market is strong for Carmel Valley homes, see the chart below to view the average listing and sales prices. The 10 Carmel Valley homes that sold ranged from a low of $240K to a high of $1.295 million. Most of the sales this week were in the mid to high ranges of $650K to over $1.2 million.

While first time home buyers and investors continue to purchase affordable Carmel Valley condos like Pell Place and The Lakes, which offer great amenities and location, Well established communities like Promontory, Huntington Heights and Amador homes were more relevant.

Last week the average selling price of Carmel Valley real estate was $796,900 with most sales in the mid to high ranges. The consistency in sales of Carmel Valley homes priced above $500k shows value in the community overall. There were 11 Carmel Valley homes that went off the market in 30 days or less showing quick market times!

For sellers it’s critical in a tough market to hire a team that offers “out of the box” marketing expertise to allow your home to stand out of the crowd. For buyers it’s important to work with an agent who knows where to focus on and how to negotiate the best deal.
